The leverage concept here is cash-flow leverage—not borrowing money to invest. Instead of immediately using available capital to reduce a recurring obligation, an investor may choose to keep capital invested and use recurring distributions to help cover monthly expenses.
The investment remains an asset. The mortgage or living expense remains a separate obligation. The income stream is simply budgeted as an offset.
